Providential Holdings LLC is an Ohio limited liability company formed in 2026. We acquire lots, develop affordable single-family spec homes, and structure deals with capital partners and lenders for projects across Marion County.

Providential Holdings LLC was formalized in 2026 to give the McDonald family a clean, dedicated entity for the development side of its Marion-area work. It owns the projects, holds the deal-side balance sheet, and contracts construction services from McDonald and Sons Contracting LLC—a separate Ohio LLC operated by the same principals, building locally for more than a decade.

The structure is simple and intentional: Providential develops; McDonald and Sons builds. Two distinct entities, separate books, an arm's-length contractor relationship. Lenders, capital partners, and joint-venture allies engage Providential. Construction is performed by McDonald and Sons under contract with Providential.

Our focus is exclusively new-home spec construction in Marion County, Ohio, with a market-fit philosophy: affordable single-family homes priced for the buyers we actually have, in the neighborhoods we know intimately.

The two companies share McDonald family principals but are operated as separate entities with separate books. This separation is intentional: it keeps construction execution and deal capitalization on distinct balance sheets, and gives lenders and investors a clean picture of where risk and accountability live on each project.

For most private capital partners and lenders, the contracting counterparty is Providential Holdings LLC. Nonprofit and grant-funded projects sometimes contract McDonald and Sons Contracting LLC directly for construction services. Both pathways are outlined on the Invest With Us page.

Principal

Richard McDonald

Richard McDonald is the principal behind both Providential Holdings LLC and McDonald and Sons Contracting LLC. With years of Ohio construction experience and more than a decade building in Marion, he established Providential to formalize the development side of the family's work and give partners a clean entity to engage with.

Richard remains hands-on. Inquiries from prospective partners and lenders go straight to him.
